Your legal duties
Ensure all gas appliances, fittings and flues are safe for tenants. Arrange a Gas Safety Check on each appliance every 12 months, carried out by a Gas Safe registered engineer. Keep a copy of the Landlord Gas Safety Record (CP12) for 2 years. Provide a copy to existing tenants within 28 days of the check, and to any new tenant before they move in.
CP12 renewal timing
A CP12 is valid for 12 months from the date of inspection. You can renew up to 2 months before expiry without losing time — the new certificate runs from the old expiry date. This is the safe way to keep continuous cover across a portfolio.
Penalties for non-compliance
Unlimited fines. Up to 6 months' imprisonment for serious cases. Invalidated buildings insurance. Barred from serving a Section 21 (no-fault) notice in England if the CP12 wasn't provided. In extreme cases, corporate manslaughter charges after a fatality.

Do I need a CP12 if the property has no gas boiler but a gas hob?
Yes — any gas appliance triggers the requirement, including hobs, fires and cookers. Even a capped gas supply needs annual inspection.
What if my tenant refuses access?
Document every access attempt in writing. Serve formal notice and, if still refused, apply to court for an injunction — the fact that you tried is your defence.
