Annual gas safety check

Have all gas appliances, pipework and flues checked by a Gas Safe registered engineer every 12 months. The engineer issues a Gas Safety Record (CP12) confirming the inspection.

Provide the record to tenants

Give a copy of the CP12 to existing tenants within 28 days of the check, and to new tenants before they move in. Keep records for at least 2 years.

Maintain appliances

Ensure all gas appliances provided with the property are maintained in a safe condition. Tenants' own appliances are not your responsibility.

Renew before expiry

You can renew up to 2 months early and keep the original anniversary date, so there's no excuse for an expired certificate.
